We are a privately held corporation that is licensed & bonded, and have adequate insurance coverage to meet the demands of the most stringent vendor credentialing programs.  We are qualified members of RealPage, NetVendor, Pro Compliance Source, Enterprise Risk Control, Property Meld, and Registry Monitoring Insurance Services (RMIS). Whether you pay check manually, through an internal AP department, or a third party AP company we have you covered! We can accept payments via check, credit card, PayPal, ACH transfer, AvidPay, Yardi, and Paymode-X.

Due to the recent scrutiny over  ADA codes we have partnered with the Certified Access Specialist program  (CASp) inspectors in your area to ensure that we not only do quality work, but that the work is done to ADA specifications.  The added benefit of this comes in the form of tax credits and deductions for access improvements.  We are dedicated to expanding our services and no request is too small or large for us to consider.  If your request is not within our scope of work, we will do everything we can to find someone that can accommodate your request.

Our approach is to inform you of all trip hazards, ramp violations, and damaged sidewalks on your property that do not meet ADA guidelines

Getting a full scope of work on your premises liabilities and concrete and asphalt maintenance needs enables you to make informed decisions on which problems to address based on your budget.

We carefully inspect your property for ADA code violations and make recommendations on how we can work together to make your property a safer place for pedestrians, minimizing the liabilities on your property while maintaining a welcoming look and curb appeal.

After inspecting your property, we can provide you with a certificate of inspection, along with an estimate for improvements and work that needs to be done to bring your property up to compliance.

Our GPS property maps indicate the specific areas that we recommend work being done on and are easy to understand and can be viewed and shared from mobile, laptop, and desktop devices.
The certificate of inspection is good for your records and if you would like us to complete the work on your property, we can replace the certificate of inspection with a certificate of work completion.

Many of the building code and ADA regulations can be confusing and are subject to periodic change. It is important to partner with experts in the field to help you understand where your property is not up to code, or potential risks to personal injury are present.

Our inspection reports are completely confidential, and can be used as defense in a lawsuit, even if Sidewalk Safety does not perform any work on your property. The inspection report will show that as a property owner / manager you are aware of potential hazards on your premises.

If you decide to have Sidewalk Safety perform the scope of work, we can schedule a licensed CASp inspector to come out and verify the work, providing a certificate of completion.

Get Certified

Many times, funding isn’t available in the current budget year to make improvements to your property. In planning for the future, the best practice is to get your property estimated for potential liabilities and repairs that need to be done in the next budgetary period. But what happens if there is an injury on your property due to trip hazards and damaged sidewalks before you can make the identified repairs?

In order to protect yourself from claims of negligence we offer free certificates of inspection for your property that state you are aware of the potential liabilities on your property, and that you have budgeted to fix them within a reasonable time frame. Make sure you are documenting that a safety inspection has been completed on your property with our proprietary CERTIFICATE OF INSPECTION. This can be used in defense of any potential injury claims again your property.

Does my travel path from the ADA parking stalls need to be updated if my property was built before ADA standards were put in place?

Yes. Any public access point where clients, customers, patrons, or future tenants need to park to get access to your public service need to meet current ADA guidelines

Yes. Compliance is not only the landlord’s responsibility. Both the lessor and lessee are responsible for the accessibility of a facility’s public areas.

If the property I am leasing, or renting, is owned by someone else am I still liable for any trip or slip and fall injuries or ADA violations?

Which areas of my property do I need to make sure are free from trip hazard liabilities or barriers to the path of travel?

Any common walkways that are private or open to the public should be regularly maintained for trip hazards over ¼ inch in height. In addition the path of travel from ADA parking to your place of business needs to meet standards.
